Lease-to-own, land contract, seller financing.
Not every deal should be cash. We work both sides of terms — selling on them and buying on them — and we put every piece of it in writing before anybody signs.
If you're selling
Take payments instead of a discount.
- Land contract. You hold the paper, we pay monthly, you usually get a higher total price than a cash sale.
- Seller financing. Steady monthly income instead of one lump sum — helpful for taxes and for estates.
- Subject-to. Existing loan stays in place and we take over the payments. Good when there's little equity.
- Lease with option. We lease it now, buy it on a set date at a set price.
If you're buying
Lease-to-own while you get bank-ready.
- Rent-to-own / lease-to-own. Move in now, lock your purchase price, buy it when your financing lines up.
- Credit isn't the whole story. Self-employed, rebuilding, new to the area — we look at the whole picture.
- Clear terms. Price, monthly payment, option length, who fixes what — written out before you commit.
- Houses we've rebuilt. You're moving into work our own crew did, with our guarantee on it.

Terms deals get a bad name because people hide the details. We'll sit at your table and walk through the payment, the option price, the timeline and what happens if something changes. If it's not a fit, we'll say so and point you at what is.
